Services to Lenders, Asset Managers and Corporate Valuations and REO departments

Upon your authorization, I will perform the following on your REO properties:

Provide you with a Broker Price Opinion (BPO) on the FREDDIE MAC form (or any other you desire) to assist you in selecting a marketable price. This BPO will be completed within 36 hours of your request and will include photos of the subject and the comparables.
Determine occupancy, assist with "cash for keys" negotiation or eviction if necessary including court appearances and attendance at "lock outs.".
When vacant, secure the property and arrange for the locks to be changed.
Arrange for utilities to be turned on in my name or yours.
Place a combination lock box on the property and order contractor bids as needed for de-trashing, necessary repairs and cleaning.
Arrange for landscaping and pool service to maintain the property until sold.
Schedule and oversee repair work and cleanup upon approval of bids.
When ready to market, I'll complete the property data form & submit property data to the appropriate Multiple Listing Service (MLS).
Order a "For Sale" sign to be installed within 36 hours.
Schedule a Real Estate board broker tour.
Create a custom Flyer/Brochure highlighting the key features and benefits of the home for prospective buyers.
Install a "Home Info" brochure box on the "For Sale" sign post if appropriate.
Mail 50 "Just Listeds" to owners around the property.
Prepare a special notice to be FAXED to my exclusive agent FAX list.
Prepare advertising copy for placement in the appropriate local publications.
Provide Internet exposure.
Hold a public "Open House Event" if appropriate and whenever necessary.
Collect agent’s business cards and mail follow-up surveys to determine buyer interest and feedback.
Complete and forward to you a bi-weekly or monthly activity report that includes recent listing and sales activity around your property, number of agent showings and copies of all advertising on the property
